In order to ensure a pleasant stay and eliminate possible misunderstandings, please familiarize yourself with the house rules.
When confirming the reservation, it is understood that you are familiar with it and agree with it and that you will fully comply with it.
Failure to comply with the house rules may result in the cancellation of the reservation and the charging of the full price of the stay, regardless of the earlier forced departure. Observance of the House Rules is something that is expected of every guest.
The price includes towels, bed linen, kitchen towels, toilet paper, hygiene supplies, cleaning and dishwashing detergents. Bed linen is changed with each guest change, and guests staying for more than 7 days are given clean bed linen every 7 days, which guests change themselves. A sufficient number of towels are located in the guest room within the accommodation unit.
Used towels are left in a special basket so that the host can give them to the host for washing. While using the holiday home, you are responsible for maintaining hygiene and cleanliness yourself and disposing of household waste in a designated place. Waste disposal bins are located in the kitchen. The host is not obligated to clean and tidy.
We ask guests to protect the environment, to protect the rented accommodation unit and to treat the furniture and equipment in the interior and exterior of the house with respect. It is forbidden to throw garbage and cigarette butts on the property and in the surroundings.
You are obliged to leave the property you have rented in the same condition as you found it upon arrival - clean, tidy and undamaged. If the owner and host determine that the guest is not prepared to comply with the above, a cleaning fee of €50.00 will be charged.
The host does not have the right to enter the rented holiday home without notice and permission or in the absence of the guest, nor to touch or use the guest's personal property. The host may enter the property without the guest's presence only in cases where he has reasonable suspicion that the property or the guest's property is in danger and when he reasonably suspects a serious violation of the house rules. The owner is obliged to inform the guests of his entry at the first subsequent contact. In the event that the host has reasonable suspicion that damage has been caused and when he reasonably suspects a violation of the house rules, guests are obliged to allow him to enter the accommodation unit for inspection.
The host will occasionally come during the guest's stay to maintain the hygiene of the pool and the quality of the water in the pool, and will inform the guest of his arrival and arrange the most convenient time of arrival with him.
The host is at your service during your stay for all the information and assistance you need. The host is not obliged or responsible for organizing the guest's free time and entertainment.
Guests are asked to take care of their belongings and valuables left in the accommodation unit, as the host is not responsible for their possible disappearance. The host will do everything in his power to protect them and warn the guest about possible dangers. Also, do not leave valuables in cars.
It is not permitted to bring weapons, flammable and explosive substances, and substances with a strong or unpleasant odor into the house. Furthermore, it is not permitted to bring electrical appliances into the house for which you have not received the host's consent. The electricity consumption included in the accommodation price does not include unusual additional electrical appliances, and for each appliance found in the apartment, additional electricity costs will be charged proportional to the consumption, regardless of whether they are used or not. This rule does not apply to electrical appliances for personal care (razors, hair dryers). When leaving the house, please turn off electrical appliances (except for one light fixture), turn off the taps, close the windows and lock the doors.
In case of wind, please close the parasols, and in case of rain or snow, bring the cushions from the deck chairs and seating furniture inside the house.
If the parasol breaks due to improper use and failure to comply with the rules on closing, we will be forced to replace it with a new one, and the cost of the new parasol will be charged to the guest who caused the damage through improper and/or careless use.
During the inspection of the house, when taking possession of the house, the host is obliged to warn the guest about the possible dangers of using the house and its inventory, but the guest uses the house at his own risk and the host is not responsible for any accidental or other injuries to the guest.
A first aid kit is available to guests and is located in the closet in the lobby. The clinic and pharmacy are located in Pisarovina, 6 km from the house.

Noise is not desirable in the house, especially during the night rest both in the facility and in the immediate surroundings, on the terrace, yard, garden between 11:00 PM and 8:00 AM. Violation of peace and order (noise, disorder, noise) allows the host to deny you your stay to your detriment, as if you had made that decision yourself. In addition to appealing for appropriate adult behavior, please also pay attention to the behavior of children when playing, and especially to creating drafts and slamming doors. Do not leave small children without adult supervision.
Persons who are not guests of the rented accommodation are not allowed to arrive, stay overnight or stay all day, nor use the inventory without the host's permission. If unregistered or unannounced persons are found, the host has the full right to cancel accommodation for all guests.
A guest who intentionally or unintentionally causes damage or damage to the property will have to compensate the host for the full amount of the resulting damage. It is not allowed to remove furniture and appliances without a special permit. We ask for responsible behavior and handling. On the day of departure, the guest is obliged to personally invite the host to inspect the used object and household appliances in his presence in order to prove that he did not commit any damage. You are obliged to compensate for any damage on the spot. Only then does the guest have the right to leave the accommodation. Any damage that is not reported upon departure will be claimed from the guest through court.
In the event of a malfunction of the equipment or appliances within the accommodation unit, please notify the owner immediately, who will attempt to repair the malfunction as soon as possible.
It is not permitted to move furniture within the accommodation unit or to remove any inventory and equipment (towels, sheets, blankets intended for the house, etc.), tables and chairs from the living room to the terrace or garden, and guests are warned not to expose them to the sun and rain.
The accommodation unit is available from 4:00 PM on the day of departure until 10:00 AM on the day departure.
We kindly ask you to leave the accommodation by 10 am on the day of departure so that it can be cleaned and prepared for other guests who arrive after you and have the right to enter from 4 pm. Staying in the house after 10 am unconditionally entails the payment of another 50% of the daily price without the possibility of further stay in the accommodation unit. The keys must be returned at the end of the stay. If possible, the host may allow earlier entry or a longer stay in the facility, but all at his sole discretion.
A guest who does not comply with the house rules and basic rules of conduct and disturbs the peace will be unconditionally cancelled without refund, all for the purpose of protecting property and preventing actions that could result in physical injury to guests due to non-compliance with the house rules and basic rules of conduct in the house. In the event of cancellation of accommodation by the host due to violation of the house rules, the guest will be charged the entire amount of the reserved period, regardless of the shorter stay.
Smoking is not allowed in the house, except in designated areas, which you will be informed about by the host. Lighting candles is permitted, but for safety reasons, we ask you to exercise extreme caution. We suggest that all smokers use the terraces for smoking, using ashtrays, which are available in the designated area. Be sure to take into account possible fire hazards. Please do not throw cigarette butts in the garden and yard.
Fires are not allowed outside designated areas. The fire can be lit in the fireplace in the living room and in the outdoor grill. Grilling is not allowed in the fireplace in the house. We ask for special caution when using the fireplace in the living room and when using the outdoor grill. Make sure that the fire is extinguished when leaving the house and do not leave the fireplace unattended.
The fire extinguisher is located in the lobby by the front door.

In the event of cancellation by the host due to a violation of the house rules, the guest will be charged the entire amount of the reserved period, regardless of the shorter stay.
If you terminate your contracted stay earlier than the contracted or reserved date, you are obliged to pay the full contracted price for the stay.

The remaining price of the stay in the holiday home for the entire contracted period is charged in cash upon check-in or to the bank account where the payment must be visible no later than the day of the guest's arrival. The host may grant an additional discount to the guest, but may not charge him a price higher than that provided for in the publicly available price list. The host is obliged to issue an invoice for the service provided as prescribed by law.
By starting to use the accommodation, it is understood that the guest is familiar with the house rules and agrees to the obligations and conditions set out here. All disputes will be resolved amicably. In the event of a dispute, the Municipal Court in Zagreb has territorial jurisdiction.
